experience in sales involving 1031 exchanges,
including one transaction which was a reverse
exchange. We have strong relationships with several
facilitators and fiduciaries that provide expertise
and fiduciary services to successfully consummate
transactions that are compliant with IRS
regulations.
An example of one, more notable
transaction is the sale of a 143 acre farm which was
surrounded by development. We located a buyer and
negotiated a sales agreement for the 143 acres which
provided for an exchange while concurrently
searching for a replacement or exchange property.
Our property search, which covered 5 counties,
resulted in finding an exchange property of 950
acres. We negotiated an agreement for the 950 acre
exchange property which dove tailed into the sale of
the original 143 acre sale; the property owner had
none of his own money at risk and the settlement for
the purchase took place within 7 days of the
settlement for the original 143 acre tract.
