Industrial has
also specialized in the sale of land for
development, including properties for Industrial
Use. Through our more than 35 years of experience
working with industrial development clients, we have
found a niche working with select buyers to find
specialized sites to meet their needs. These
select buyers are very well capitalized and their
financial capabilities set them apart from the
crowd. After identifying our clients' needs, we
often approach property owners of land or buildings
with the best locations in the market. In some
instances, these owners were not necessarily looking
to sell; however, we have often convinced an owner
to at least explore the possibilities and talk to
our buyers. In many of these situations the owners
have been pleasantly surprised and a meeting has
resulted in a deal.
In the past few years due
to market conditions and a slowdown in new
construction, we have evolved further to expand our
search for our clients to existing Industrial
buildings, especially Warehouse Distribution
facilities. Our buyers regularly are looking for any
opportunities to purchase a warehouse facility,
whether it is occupied or vacant or a Sale Lease
back opportunity. We have found that a
sale/lease back can be a win-win for both sides in
the transaction. The buyer gets a sound investment
with a good tenant. The seller gets a large infusion
of cash without significant impact on their
day-to-day operation. Our buyers are flexible and
willing to tailor each transaction to fit the needs
of the seller/tenant.
We have had several
notable Industrial sales over the years. We sold a
143 acre tract of land fronting on route 22 in
Hanover Township, Lehigh County, just south of the
Lehigh Valley Airport to Lucent Technology. In
Lebanon County, we worked closely with several
economic development groups as well as Norfolk
Southern Rail Road to put together the sale of a 125
acre site with rail to Elk Shingle, who built a
shingle manufacturing facility on the site which
employs over 500 people. In the Carlisle area,
we sold a 90 acre site to Trammel Crow to develop a
1.2 million sq. ft. Warehouse Distribution facility.
We also sold another tract in the Carlisle area
containing 150 acres which is currently being
developed into over 2 million sq. ft. of Warehouse
Distribution facilities. Currently we are working on
the development of several sites in Pennsylvania and
in New Jersey as well as the sale of several large
Warehouse Distribution facilities.
